Parking

• No parking on building/restricted areas
• Vehicles parked illegally may be towed at guest expense

Guest Conduct

• Quiet hours: 10:00 PM - 8:00 AM (respect neighbors)
• Maximum occupancy: [2 guests per apartment] — strictly enforced
• No parties, events, or commercial activities without prior consent
• Guests responsible for behavior of all visitors
• Excessive noise: Eviction without refund

Smoking & Pets

• NO SMOKING inside property (including e-cigarettes, vaping)
• Smoking outside only — ash trays provided
• No pets unless pre-approved in writing
• Smoking violations: £200 deep-cleaning fee charged to deposit

Damage & Breakage

• Guests liable for damage beyond normal wear & tear
• Report breakages immediately (minimizes charges)
• Damage discovered after checkout charged at cost + 20% handling fee
• Deposit held 14 days pending damage assessment

Cleanliness & Housekeeping

• Keep property in clean, tidy condition
• Load dishwasher/dispose of trash daily
• Final clean-up required before checkout
• Excessive mess: £50-£150 additional cleaning fee

Amenities & Appliances

• WiFi: [Network name/password] — no file sharing/torrenting
• Use appliances per instructions; report malfunctions immediately
• No relocating furniture without permission
• Air conditioning/heating: Adjust sparingly (communal building)

Keys & Security

• Lose keys: £50 replacement fee + emergency locksmith costs

• Do NOT leave windows/doors open unattended
• Report suspicious activity immediately

• Designed for up to 3 guests (2 adults and 1 child up to age of 11)
• Sofa beds require linen setup — instructions provided
• No additional guests beyond stated capacity
• Kitchen facilities for light cooking; full meals in dining areas only

House Etiquette

• Respect neighbors — building is residential
• Keep noise levels reasonable at all times
• Remove shoes in communal areas
• No loud music/TV after 10 PM

Checkout Expectations

• Strip bedding — place in laundry basket
• Wipe down kitchen counters & appliances
• Take out trash & recycling
• Close all windows & lock doors
• Leave feedback — helps us improve!

Cancellation & Refunds

• Cancellations subject to [Your cancellation policy]

• Non-compliance eviction: No refund, immediate departure
